are required for all building construction
including, but not limited to, accessory
structures, additions, decks, pools
and sheds, replacement windows and
doors, siding and roofing.
HOMEOWNERS
may obtain permits only when they
are doing the work themselves.
If you hire a contractor, he/she is
responsible for their registration,
obtaining permits and for scheduling
all necessary inspections.

of a Zoning Certificate, issued by
the Commissioner.
Commercial projects, minor subdivisions,
property line adjustments, multi-family
and demolitions require plans to be
sent for review and approval by Building
Department and subsequent approval
by appropriated departments:

Front Yard Set Back is 75', the Rear
Yard Set Back is 40' and the Right
and Left Side Yard Set Backs are 15'
from the outermost point of the structure
(i.e. overhang.)
ACCESSORY
BUILDINGS
Only Rear Yard and Side Yard Set
Back Measurements apply. They are
all 15', measured from the outermost
point of the structure (i.e. overhang.)
The law provides for a total of
600 sq. ft. of accessory buildings
for the first acre and 1 sq. ft.
of building per each 100 sq. ft.
of land over 1 acre. Two acres only
allows 1035.6 sq. ft. of acc. buildings,
not 1200. Submit building plans
to Building Dept. per procedure
listed below.
In
accordance with Chapter 1373, make
application for PC/ABR (Planning
and Zoning Commission and Architectural
Board of Review), through the Building
Department upon plan submittal.
PC/ABR meets every first and third
Thursday, each month.
If plans
are denied for Zoning non-compliance,
applicant may appeal to the Board
of Zoning Appeals (BZA) for a variance,
in accordance with Chapter 1117.
Upon
PC/ABR approval, obtain necessary
permits (Building, Electrical, HVAC
and Plumbing). |
CONTRACTORS AND
HOMEOWNERS:
Effective Immediately:
The Ohio Board of
Building Standards
has mandated a 1%
Assessment Fee to all
Residential Permits. |
DRIVEWAY APRONS
Effective January 1, 2007, the
Building Department will require
a $50.00 permit for all
concrete, asphalt or, any
hard-surfaced paved driveway
apron installations (reference
C.O. 1331.01, 1557.13 (a)). All
contractors must be registered
with the Building Department
before a permit will be issued. |

PERMIT FILING AND SCHEDULING
INSPECTIONS
Please include a self-addressed,
stamped envelope for receipt
return, if mailing
permit application.
After the proper permits are issued and as the project
progresses, call the Building
Department to schedule any required inspections.
Inspections require a next-day
notice.
General Inspections Schedule:
Monday, Wednesday, and Friday
Electrical Inspection Schedule:
Monday through Friday; 7:00 am,
4:30 pm or 5:00 pm
Inspections can include: footer
forms, basement and garage
floors before concrete is poured; footer drains; slab;
foundation before backfilling;
post holes; waterproofing;
trade roughs and insulation
prior to covering wall; trade
finals; building rough and
final; driveways – before and after
pouring concrete; siding;
roofing; windows/doors; fence; shed; garage; signs; etc. If
